Residential Septic System Permit Requirements
Septic Eligibility for New and Existing Properties
The following documentation related to water and sewer service must be included with all septic permit applications:
- Proof of an approved water source:
- Properties within the Las Vegas Valley Water District (LVVWD) service area must obtain written approval from LVVWD.
- Properties within the Moapa Valley Water District (MVWD) service area must provide a Conditional Water Commitment letter.
- Properties with an existing or proposed well must provide a well log (well driller’s report) and must obtain appropriate water rights as necessary (contact the Nevada Division of Water Resources for additional information).
- A letter from the sewer agency with jurisdiction stating that connection to the community sewerage system is not available. This letter is alternatively referred to as a “Letter of Sewer Non-Availability” or a “Point of Connection Inquiry Letter.”
ISDS (or Septic System) Submittal Details
New septic plans are submitted online to septics@snhd.org. The Southern Nevada Health District will process the paperwork and send an invoice for payment. Upon payment, the applicant will be placed in line for review. The order of review is based on age. The Health District plan reviewer will review the material selected / design / capacity of the septic system, evaluate setbacks and provide corrections as necessary.
ISDS (or Septic Sytem) Submittal Requirements
- An authorization letter (IF owner is not pulling the permit)
- Letter from sewer authority with jurisdiction stating that a public or community sewerage system is not available.
- Approved water source (will serve / NVDWR well log)
- A copy of the recorded deed
- A copy of the recorded map or other document stamped by a Professional Land Surveyor (PLS) showing the property boundaries and encumbrances. (see Assessor’s Office – Book of Recorded Maps)
- Soil characteristics – a boring with a minimum of 5’ below the proposed depth of the leach field is required.
- A copy of the geotechnical report or a percolation test and boring log will typically suffice.
Drawings Required
- Site Plan / Plot & Grading Plan showing the entire lot as well as the following items:
- North directional arrow
- Drawn in a standard Engineer or Architectural SCALE
- (Engineering Scale Examples: 1”=10’ or 1”=20’ or 1”=40’)
- (Architectural Scale Examples: 1/16”=1’ or 1/8”=1’ or 3/32”=1’)
- All existing and proposed structures and their uses (house, garage, storage shed, temporary trailer, pool, retaining wall, etc.)
- Location of all proposed driveways
- Location of well and/or neighboring wells (if applicable)
- Proposed location of water meter, water service lines, and fire hydrants
- Watercourses (wash, flood control channel, irrigation ditch, etc.)
- Street name(s) / Right of Ways and width of dedication to centerline
- All Easements of Record
- Distance from septic system to house, well, property line, water line, proposed swimming pool, etc.
- Location of all existing and /or proposed septic systems on the property (see Septic System Plan Requirements below)
- Architectural Floor Plan
- Plumbing Plan
Septic System Plan Requirements
- The following information is required:
- Leach Field Type (i.e.- Seepage Bed, Absorption Trenches)
- Material Selection (i.e. – Pipe & Gravel / Chamber)
- Specify chamber size/manufacturer
- Specify type/size of gravel
- Construction Details
- Cross section and plan view for your proposed septic system design (see SNHD Design Details for guidance and drawings to reference)
- Distribution box or manifold
- Any other required details (e.g., vapor barrier, sand layer, etc.)
